Here are some scripts to use when contacting property owners and property managers. Reach out using these scripts and make them your own.
Customize this letter with your company's info. This is a form you can leave with the owner if they need to think on it, talk to their spouse, or just need more information. (This document is not for the property managers at the apartment complex)
The property owner will provide the lease they intent you to sign. Review it before signing. When it comes time to sign the lease you will sign in the capacity of your business, and not in your personal name. Your business is the tenant. In addition to the lease you will need to include a lease addendum that spells out your business model. See the same lease linked here.
Action
Homework: Reach out to 10 Apartments to ask for a corporate lease, and reach out to 5-10 Property owners to go see the property. This exercise will get you comfortable talking the talk.
1. For Houses use Facebook Marketplace, Zillow and Hotpads to begin searching for homes to rent.
2. For Apartments use Apartments.com, Zillow and Facebook market place to begin searching for apartments.
3. Reach out and use the scripts to get corporate lease applications emailed to you, and to book appointments with home owners.
4. Get comfortable with your script. Make it your own.
